In the third quarter, the 30-year fixed rate dropped by 40 basis points to 6.3%, giving those buying and refinancing some much-needed rate relief.” — CEO Varun Krishna.</li><li>It projected adjusted revenue of $2.1 billion to $2.3 billion for the fourth quarter, which is typically weak due to the holiday season.</li></ul>Rocket Companies Inc.’s (RKT) stock surged over 7.9% in extended trading on Thursday after the firm’s third-quarter earnings topped Wall Street’s estimates.On an adjusted basis, the mortgage firm reported earnings of $0.07 per share for the quarter ended Sept. 30, while analysts expected $0.05 per share, according to Fiscal.ai data. Its adjusted revenue of $1.78 billion also topped estimates of $1.65 billion.<h2 class="st-heading-2">Mortgage Demand Showing Signs Of Improvement</h2>The company said Rocket Mortgage generated $35.8 billion in net rate lock volume, a 20% increase from a year earlier. A rate lock denotes a fixed mortgage rate agreed upon between the lender and borrower. The company's sold loan volume in the direct-to-consumer segment rose to $17.14 billion during the quarter, up from $14 billion a year earlier.“Affordability is slowly improving as rates ease. In the third quarter, the 30-year fixed rate dropped by 40 basis points to 6.3%, giving those buying and refinancing some much-needed rate relief,” said CEO Varun Krishna in a call with analysts, before adding that the rate of increase in home prices has also slowed.The U.S. Federal Reserve has lowered its benchmark interest rate by 50 basis points for two consecutive months. Mortgage rates typically decline following such moves. However, Fed Chair Jerome Powell warned this week that another rate cut in December is not guaranteed.Krishna flagged that existing home sales continue to hover around 4 million units, putting 2025 on track to be the slowest year for existing home sales since 1995. “Buyers are watching the market closely, they're waiting for clear signals and increased affordability before making their move,” he added. The company projected adjusted revenue of $2.1 billion to $2.3 billion for the fourth quarter, which is typically weak due to the holiday season.<h2 class="st-heading-2">Redfin, Mr. Cooper Deals Paying Dividends</h2>In the analyst call, Rocket executives also highlighted meaningful gains from the recently closed multi-billion-dollar acquisitions of Redfin and Mr. Cooper. Fannie Mae, Freddie Mac IPO Plans Face Democratic Pushback On Mortgage Rate Risks: Report

According to a report by Bloomberg, Senators Elizabeth Warren, Cory Booker, and Chuck Schumer sent a letter to Federal Housing Finance Agency Director William Pulte, asking him to prioritize housing affordability. 

The Trump administration is reportedly preparing to sell shares in mortgage giants Fannie Mae (FNMA) and Freddie Mac (FMCC), eyeing to raise up to $30 billion later this year.People familiar with the matter&nbsp;<a target="_blank" rel="noopener noreferrer nofollow" href="https://www.wsj.com/finance/regulation/trump-aiming-to-ipo-fannie-mae-and-freddie-mac-later-this-year-13b138cf">told</a> The Wall Street Journal that officials are considering a combined valuation of over $500 billion and could sell between 5% and 15% of the companies’ stock. The report added that whether the government will proceed with a joint IPO or list the firms separately is still under discussion.&nbsp;<a href="https://stocktwits.com/symbol/FMCC">Freddie Mac’s stock</a>, listed on the OTC market, gained more than 20% in midday trade on Friday, with retail sentiment on Stocktwits in ‘bullish’ territory. The shares have more than doubled in value this year and gained more than 600% over the past 12 months.Meanwhile, <a href="https://stocktwits.com/symbol/FNMA">Fannie Mae's stock</a> gained nearly 18%, with its retail sentiment also in the 'bullish' zone. The shares have gained 183% this year and almost 780% over the past 12 months.Fannie Mae and Freddie Mac have been under federal conservatorship since the 2008 financial crash. Both companies had become insolvent during the subprime mortgage crisis. Earlier attempts to exit conservatorship were also made during Trump’s first term.Since being bailed out, the companies have rebuilt capital reserves, repaid their Treasury loans, and returned to profitability. Freddie Mac (FMCC) and Fannie Mae (FNMA) stocks drew bullish chatter on Wednesday after President Donald Trump said that the U.S. would continue to retain guarantees and its oversight role in the mortgage firms.Trump’s assurance comes amid his efforts to make the mortgage giants public, a longstanding demand of hedge funds and shareholders."I am working on TAKING THESE AMAZING COMPANIES PUBLIC, but I want to be clear, the U.S. Government will keep its implicit GUARANTEES, and I will stay strong in my position on overseeing them as President," Trump said in a Truth Social post.Last week, he stated that he was giving the process “very serious consideration” and would consult with senior members of his cabinet before making a decision.Fannie and Freddie buy mortgages from lenders and either hold these mortgages in their portfolios or package the loans into mortgage-backed securities, with a guarantee of protection from the government regarding any losses.The federal government took control of these now-profitable companies after the 2008 financial crisis.Trump allies and other Republicans believe that privatizing the two companies could boost the government’s coffers at a time when the federal debt has surged past $36 trillion.However, analysts said privatization efforts must be carefully crafted to mitigate the risks of increasing mortgage prices.According to The Fly, Keefe Bruyette analyst Bose George states that there remain "meaningful hurdles" to the privatization efforts. Both companies are now profitable.Trump allies and other Republicans believe that privatizing the two companies could boost the government’s coffers. House Republicans are currently divided on the fiscal deficit and a growing federal debt, which has topped $36 trillion.Billionaire Bill Ackman, who has significant investments in the two companies, had also urged the government to consider a sale after saying it would benefit both the government and the shareholders.
